The first cool evening of fall arrives, you reach for the thermostat, and then you pause. The furnace has been sitting quiet since April. You’re not sure when you last changed the filter, and you’re not entirely sure it fired up cleanly last year either. That moment of uncertainty is exactly what a fall checklist is designed to resolve. Portland’s climate makes it easy to delay. The winters here don’t bite the way they do in Minneapolis. But the region’s particular combination of mild temperatures and persistent dampness creates its own set of furnace stressors, and most of the national checklists circulating online were written for climates that look nothing like the Pacific Northwest.

Why Portland’s Mild Fall Is Still Hard on Your Furnace

December in Portland averages a daily low near 36°F and a high near 46°F, according to the 1991–2020 National Weather Service climate normals. That’s genuinely mild compared to most of the country. The problem isn’t the cold itself. It’s the relentlessness of it: weeks of grey, wet weather where the furnace cycles on and off all day, every day, without ever pushing through a dramatic hard freeze that might alert you to a problem early. Portland’s fall and winter relative humidity regularly climbs into the low 80s. That sustained dampness promotes corrosion inside the heat exchanger and around the blower motor in ways that short, deep-freeze cycles in colder climates don’t. A furnace in Denver might sit off for months and then run hard for a week. The Fall Checks You Can Handle Yourself

Several maintenance steps are straightforward for any homeowner. Doing them before the weather turns means you’re starting the heating season from a clean baseline rather than catching up.

Filter Replacement
Replace or clean the air filter at the beginning of fall, then recheck it every 30 days through the heating season. A clogged filter restricts airflow, which forces the furnace to work harder and is one of the leading causes of short cycling. Short cycling is the pattern where a furnace runs briefly, shuts off before fully heating the space, and then restarts almost immediately. Short cycling wastes energy and accelerates wear on the heat exchanger and blower motor. When choosing a replacement, look at the MERV rating on the packaging: MERV stands for Minimum Efficiency Reporting Value and indicates how fine a filter’s mesh is. Most residential systems run best on filters rated MERV 8 to 11, which captures dust, pollen, and mold spores without restricting airflow the way a MERV 13 filter can in an older system.

Thermostat Test
Switch the thermostat to heat mode and set it a few degrees above the current room temperature. The furnace should respond within a minute or two. If it doesn’t start, or if it starts and shuts off before reaching your set temperature, flag it before the first genuinely cold night. Running this test in late September rather than November gives you time to schedule a service call on a normal timeline instead of competing with everyone else who skipped it.

Vent & Clearance Check
Walk through the house and confirm that supply and return vents are open and unobstructed. Over summer, furniture gets rearranged, boxes get stacked in corners, and storage migrates back toward the furnace closet. Clear a few feet of open space around the unit. Blocked vents and inadequate clearance are simple problems that create real inefficiency, and they take about ten minutes to fix.

What to Leave to a Licensed Technician

Some fall maintenance tasks aren’t safe for DIY, and the distinction matters more than most checklists acknowledge. The work below isn’t complicated for a trained technician, but it involves combustion components and potential carbon monoxide exposure that put it firmly outside the scope of what a homeowner should attempt.

  • Heat exchanger inspection: The heat exchanger is the metal chamber that transfers heat from combustion into the air circulating through your home. Cracks in the exchanger can leak carbon monoxide directly into the living space. Detecting those cracks requires visual inspection with proper lighting, sometimes a combustion analyzer, and familiarity with what early-stage cracking looks like. This is a licensed-technician task.
  • Combustion safety inspection: Verifying that gas connections are sound, that the venting system is drawing correctly, and that combustion byproducts are exhausting cleanly requires professional tools and training. The same visit should include checking the ignition sensor, since a fouled sensor is a common cause of furnaces that start and then fail to stay lit.
  • Condensate line check (if applicable): High-efficiency condensing furnaces produce water vapor as a byproduct of combustion and drain it through a condensate line. A clogged condensate line can trigger a safety shutoff or cause water damage near the unit. Clearing and inspecting it is a quick task for a technician and easy to miss on a DIY checklist.
  • AFUE review on older equipment: AFUE, or Annual Fuel Utilization Efficiency, measures what percentage of fuel a furnace converts to usable heat. Furnaces installed before about 2000 often carry AFUE ratings in the 60s or lower. Modern high-efficiency units run at 90% AFUE or higher. A technician visit is a good opportunity to understand where your current equipment stands, especially if the unit is more than 15 years old.

When to Schedule Your Fall Tune-Up

September and early October are the right window.
